Sunshine Beach sits at the north end of the island by John's Pass. Sunset Beach sits at the south end by Blind Pass. The city calls both areas more residential than commercial. Beach cottages and Key West style three story homes line those streets.

Hurricane Helene pushed its surge onto the Pinellas beaches on September 26, 2024. The National Hurricane Center measured peak surge of 5 to 7 feet above ground. That stretch ran from the Anclote River south to Longboat Key, and Treasure Island sits inside it. A sensor at Madeira Beach, just across John's Pass, read 7.26 feet above the normal high tide line.
The city told owners that flood damaged material could come out before a permit was issued. Its list was flooring, baseboards, drywall and cabinetry. That is the same list that has to go back in. Putting it back is the part we do.
We put new drywall up and match the texture, lay new flooring and set tile. Doors, trim, baseboards and paint follow. A flooded bathroom usually comes back as a remodel rather than a patch. The vanity, the cabinets and a new tile shower go in at once.
The city's Building Division puts all property in Treasure Island in a Special Flood Hazard Area. The city also calls the island a wind borne debris region. The city says a permit is required for all work in the floodplain, and the whole island sits in one. Confirm your job with the Community Development Department at City Hall on Gulf Boulevard.
The city's post hurricane rebuild page explains the 50 percent rule in plain terms. When repair costs reach half the structure's value, the building has to meet current flood rules. The city's floodplain administrator and building official make that determination together.
