Most homes in Clearwater are not new. The typical one was built around 1978. More than half the city's houses and condos went up before 1980. That leaves block homes with original bathrooms, dated kitchens and floors that have been patched more than once.

Clearwater grew fast in the 1970s. About 28 percent of the homes here were built between 1970 and 1979. Three quarters of the city's housing was finished before 1990. A bathroom from that era is usually the first room an owner wants changed.
Work in a house that age tends to arrive as a list. A hollow door that never latched. Cracked drywall in the hallway, loose floor tile, a towel bar pulling out of the wall. We work through that list in one go.
About 5 percent of the city's housing units are manufactured homes, and those pick up repair lists too. Bigger jobs run through the same company. That can be new cabinets and a backsplash, or a hall bath taken back to the studs. Send photos by text and we can price most of it before we drive up.
Clearwater is a condo town. About half of all housing units here sit in buildings with two or more units. More than a quarter are in buildings of 20 units or more. The city's own list of registered associations is full of condo groups on Clearwater Beach, Island Estates and Sand Key.
Condo work has its own conditions. The building sets the rules for noisy work, elevator use and how debris leaves the property. We plan around that. Tile floors and shower tile go in the same way in a ninth floor unit as in a house.
Bathrooms in older beach condos are usually small. The fix is a better layout inside the walls that are already there. That can mean a tiled walk in shower where the tub used to sit. Add a new vanity, plus a mirror and light fixture to match.
Hurricane Helene came ashore on September 26, 2024. Hurricane Milton followed 13 days later as a Category 3 storm. Pinellas County still runs a recovery program for homes damaged in those storms and in Idalia the year before.
Inside a house that took on water, the repair list is familiar. Wet drywall repair and new baseboard. Floors pulled and replaced, vanities and cabinets swapped, fresh paint on every wall. That finish side of a rebuild is the part we do.
Clearwater has its own rules for work in a flood zone. The city defines substantial damage as repair costs reaching 49 percent of the building's value before the damage. Clearwater publishes a property level flood map where you can look that up for your address. Check where your home stands with the city before you plan a large remodel.
Clearwater is the county seat of Pinellas County and holds about 117,000 people. The city sits on the highest coastal bluff in Florida. We are not based here. We drive up from St. Petersburg and work the whole city, from Skycrest and Del Oro Groves to Coachman Ridge and Countryside.
